Everything you need to know about booking, staying, and hosting at Midway Manor — in plain language.
These Terms & Conditions apply to all overnight stays, daytime rentals, and hosted events at Midway Manor. By making a reservation or occupying the property, you agree to all terms outlined here. Full legal agreements — including the Event & Rental Agreement and the Short-Term Rental Guest Agreement — are provided at booking and govern your stay in complete detail.
Overview
Midway Manor is a privately owned boutique estate in Midway, Georgia, offered for short-term rental, private events, weddings, family gatherings, and restorative retreats. The property is independently managed and not affiliated with any hotel or hospitality chain.
These terms apply to all guests, event hosts, and visitors on the property at any time during a booking. The primary guest is responsible for the conduct of their entire party.
About the Property
Midway Manor is a private boutique estate designed for meaningful family gatherings, beautiful weddings, and restorative retreats. The property includes the main manor house, event grounds, a wedding gazebo, outdoor spaces, and available amenities. We strive to be unreasonably hospitable while protecting the integrity of the property for all future guests.
Bookings & Eligibility
All reservations must be made through an authorized channel — either directly via midway-manor.com or through an approved third-party platform such as Airbnb or VRBO. Reservations are not confirmed until a booking deposit is received and a confirmation is issued by Midway Manor.
Eligibility
- 25 The primary guest must be at least 25 years of age and present on the property for the full duration of the stay. Midway Manor reserves the right to verify age at or before check-in.
- ✓ Reservations made by guests under 25 may be cancelled without refund at Midway Manor’s discretion.
- ✓ By completing a booking, the Guest confirms they have read and agree to these Terms & Conditions and the applicable guest or event agreement.
Occupancy & Capacity
Exceeding the permitted number of guests without prior written approval is a material breach of your agreement and will result in additional charges and potential termination of the stay. Unauthorized guests are billed at $100 per person per night.
Extended capacity events (100–150 guests) require a minimum 3-night booking, an approved parking plan submitted in advance, and additional portable restroom units. These are approved on a case-by-case basis.
Check-In & Checkout
Guests are encouraged to perform a brief walk-through upon arrival and report any pre-existing damage or concerns within 2 hours of check-in to avoid being held responsible for pre-existing conditions. A post-checkout inspection is conducted after every stay.
Before departure, guests must remove all personal belongings, bag and place all trash in outdoor receptacles, return all furnishings to their original positions, and return all access items (keys, parking passes, etc.).
House Rules
The following rules apply to all guests and visitors at all times. Violation of any rule may result in additional charges, immediate termination of the stay, or both.
Always Required
- ✓Quiet hours begin at 10:00 PM nightly. All outdoor activity and amplified music must cease. Indoor music may continue at a reasonable volume with doors and windows closed.
- ✓Guests must park in designated areas only. Vehicles on grass or landscaped areas may be towed at the owner’s expense.
- ✓All loose materials (water balloon pieces, food packaging, décor debris) must be collected and disposed of in outdoor trash receptacles before checkout.
- ✓Pets require prior written approval. All pets must be disclosed at booking and remain controlled at all times. Undisclosed pets result in an automatic cleaning charge.
- ✓Masking tape is the only approved tape for surface adhesion. Nothing may be nailed, stapled, or permanently affixed to any surface.
Not Permitted
- ✕No confetti or glitter of any kind, indoors or outdoors. This includes loose glitter, metallic and paper confetti, and similar materials.
- ✕No open flames inside the home — including candles, fireplaces, or open-flame devices of any kind.
- ✕No underage drinking. Service or consumption of alcohol by anyone under 21 is strictly prohibited at all times.
- ✕No illegal drugs, controlled substances, or illegal activity of any kind on the property. Violations result in immediate eviction and referral to law enforcement.
- ✕No smoking or vaping inside the home. Outdoor smoking only, in designated areas. Smoke remediation inside the home results in additional charges.
- ✕No unauthorized guests beyond the number permitted on the reservation at any time during the stay.
- ✕No tampering with security cameras or smart home technology. Exterior cameras operate continuously for property safety.
Outdoors Only
- ✓Water balloons — permitted outdoors only; all pieces must be cleaned up immediately after use.
- ✓Sparklers — permitted outdoors only; all remnants must be fully cleaned up.
- ✓Fireworks — require prior written approval and must comply with local safety regulations and be supervised at all times.
Events & Event Fees
Events are welcome at Midway Manor. If your total attendance exceeds 40 people, an event fee applies based on your booking length. All events require execution of the Event & Rental Agreement prior to the event date.
Event Fee Schedule
Daytime-Only Rental
Available 11:00 AM – 3:00 PM at $150/hour, with a 3-hour minimum ($450). Includes 60 white folding chairs. Bedroom access not included.
Portable Restrooms
To protect the property’s septic system, portable restroom units are required for events exceeding 40 attendees. The guest is responsible for securing these units prior to the event date. Failure to do so results in charges for actual septic remediation costs.
Alcohol Policy
Guests may bring and consume alcohol on the property subject to all applicable Georgia state laws and the following conditions:
- ✓Only properly licensed vendors or bartenders holding a valid Georgia alcohol service license may sell or dispense alcohol on the property. Obtaining and maintaining such licenses is entirely the responsibility of the guest and their vendors — not Midway Manor.
- ✕Alcohol may not be served to any person under 21 years of age or to any visibly intoxicated individual.
- ✓Guests assume full responsibility for the conduct of all attendees who consume alcohol, including arranging alternative transportation for impaired guests when necessary.
- ✓Midway Manor, its owners, and representatives assume no liability for alcohol-related incidents, injuries, or damages. A signed Alcohol Responsibility Agreement is required for events serving alcohol.
Deposits & Payments
Booking Deposit (Events)
A 25% booking deposit of your estimated total is due at the time of reservation to confirm and hold your event date. This is applied toward your total balance. The remaining balance is due no later than 30 days before your event.
Security Deposit
Security deposits are fully refundable provided the property is left in good condition, all house rules have been followed, and no damage beyond normal wear and tear is identified at inspection.
Payment Methods
Accepted payment methods include check, bank transfer, and credit/debit card. A processing fee may apply to card payments. All amounts are in U.S. dollars and are subject to applicable Georgia sales and lodging taxes.
Cancellation & Refund Policy
All cancellations must be submitted in writing (email is acceptable). Verbal cancellations are not accepted. The following tiered schedules apply.
Event Bookings
Short-Term Rental / Overnight Stays
Note: For reservations made through Airbnb or VRBO, the platform’s cancellation policy governs for that booking. This policy applies in full to direct bookings.
Damage & Additional Charges
The following charges may apply in addition to the security deposit for damage, violations, or conditions beyond normal wear and tear. All charges are documented with photographs and itemized receipts. Guests are notified before any charge is applied.
Any items broken, damaged, or lost will be billed at fair market replacement value plus applicable labor or service costs. Midway Manor will make reasonable efforts to repair rather than replace wherever possible.
Liability
The Guest assumes full personal responsibility for the safety, conduct, and actions of themselves and all members of their party throughout the duration of the stay or event.
Midway Manor, its owners, employees, and agents shall not be held liable for any injury, illness, accident, theft, or property damage sustained by guests or their visitors during the rental period, to the fullest extent permitted by applicable Georgia law. Guests use all amenities — including outdoor structures, recreational equipment, pools, and fire features — entirely at their own risk.
Midway Manor is not liable for service interruptions outside its control, including utility outages, internet disruptions, weather events, or acts of third parties.
Right of Termination
Midway Manor reserves the right to terminate any stay or event and require all guests to vacate the property immediately, without refund, in the event of:
- ✕Violation of house rules not corrected after one warning
- ✕Behavior that threatens the safety or wellbeing of any person on or near the property
- ✕Illegal activity of any kind
- ✕Unauthorized guests exceeding permitted occupancy limits
- ✕Damage to the property or threats to the integrity of the premises
- ✕Sustained non-compliance with noise or quiet hour requirements
This right is exercised at the sole, good-faith discretion of Midway Manor or its designated representative. In such cases, the security deposit may be forfeited in addition to any applicable charges.
Governing Law & Disputes
These Terms & Conditions and all related agreements are governed by and construed in accordance with the laws of the State of Georgia. Any dispute arising from a stay or event at Midway Manor shall first be addressed through good-faith written communication between the parties.
If unresolved, disputes shall be submitted to binding arbitration or the appropriate courts of Liberty County, Georgia, at the election of Midway Manor. If any provision of these terms is found to be unenforceable, the remaining provisions remain in full force and effect.
